Sewer Scope Inspection
Many times, home buyers do not think about the importance of a sewer inspection when purchasing a home. In fact, sewer inspections are not commonly performed during the home inspection process due to lack of qualified home inspectors that have the skills and equipment to perform this type of inspection. This can be a costly mistake, as severely damaged main sewer lines can cost upwards of $10,000 to $20,000 to repair.
For this reason, we recommend that homes over 20 years old have a sewer inspection performed prior to purchase.
Common Issues with Sewer Lines
Tree roots growing into sewer lines is a common problem. Roots grow into tiny openings and expand in the sewer line, latching on to other debris that typically cause backups such as grease or other waste. Sometimes chemicals can kill the tree's roots, but if the roots reappear, the pipe may be damaged and require excavation to fix the problem.
In addition to roots, holes or collapsed sewer lines can be a catastrophic issue requiring excavation to repair the line. If the break occurs under the house, then digging up the concrete basement slab can be a costly and messy process.
Our Sewer Inspection Process
We utilize a sewer scope which consists of a camera connected to a sewer snake which is run through the clean-out in the basement. This allows our inspector to view the condition and take photos of internal defects that may exist in the sewer line from the clean-out to the main.
CAI Inspections is a licensed Home Inspection business.
