Cracks in your foundation or throughout your home can be scary but they are often not urgent and can be monitored to determine if the crack is active or stable. We have developed a crack monitoring program to help you understand whether repairs are truly needed in your home or whether crack movement has slowed or stopped. In addition, we can monitor contractor foundation repairs to ensure they are effective in stopping foundation movement.

Here's how it works:

Our inspector performs a site visit and documents the crack by completing a detailed inspection report. The inspector installs a crack gauge at each area of concern.
The report is reviewed by a licensed Structural Engineer and the crack monitoring program begins.
The Owner downloads a mobile monitoring app and gets monthly reminders to photograph the installed crack gauge using the app. This information is automatically transmitted to the Structural Engineer to analyze and determine if crack movement has occurred.
If significant crack movement occurs during the monitoring period, then the Structural Engineer will contact the Owner with recommended foundation repairs.
If no significant crack movement has occurred during the monitoring period (typically 1-year), then the Owner receives a signed/stamped Engineering Report documenting the results of the monitoring. This report can be provided to future buyers.
